Khata Transfer Bangalore

Khata Transfer Bangalore, Khata Registration How To

A Khata is an account of assessment of a property, recording details of the property such as size, location, built area & so on for the purpose of calculation of property tax. It is also a kind of identification of the person who is primarily liable for payment of property tax. It is one of the required documents in case you require a building license, trade license or loan from banks or any other financial institutions. 
Below are given the property documents which must be attached along with the filled application form for a Khatha:
(1) Notarized Sale Deed
(2) Paid up Betterment/Improvement Charges Receipt (get this from the builder)
(3) Latest paid up Property Tax Receipt (it is possible that you have been paying property tax after registration of your flat. In this case, you need two receipts (a) the latest receipt paid by you (b) the last receipt paid by the builder before registration)
(4) Encumbrance Certificate (u can get this from the place where Sale Deed Registration happened)
(5) Occupancy Certificate (u need to get this from the builder)
(6) Conversion Certificate (u need to get this from the builder)

Reddy Structures

Reddy Structures

The apartment construction from Reddy Structures is just ok. Carpet space is decent. The construction by Reddy Structures is in typical Kaggadaspura style (no privacy - balconies facing each other without much distance between two blocks).

The best thing about Reddy Structures is "Affordable & Liveable".


Reddy Structures do not cheat like fair price homes by HM and Provident ... no balconies, balconies at wrong place, very less carpet area, far from city.

Recvd ok feedback about Reddy Structures.

Keerthi Harmony

Keerthi Harmony is off Banaswadi Ring Road, near Ramamurthy Nagar. Keerthi Harmony is 1.5KM from ring road. Keerthi Harmony is between Hebbal and Old Madras Road Junction.

The nearest landamark for Keerthi Harmony is koshy's hospital. On the outer ring road, Keerthi Harmony is close to Tamarind Restaurant where they have Keerthi Royale.

Provident Welworth City is an affordable initiative by Purvankra Group Subsidiary called Provident Housing... They both are located in Ulsoor on the same road.

General View:

Provident Welworth City is a project by Provident Group (subsidiary of Purvankara Group).

The floor plan of the house doesn't look good to me.

A 2bhk is of 845 sq ft. There is 1 balcony but it is with master bed room. I would have preferred it with Living Area. Do I, our family & our guests need to go to Master Bed Room to dry wet clothes?

Where do we get such nice architects?

I don't have complain about the area.

The size of master bed room is 10x12 (it is ok) but another bed room is only 10x10'9.

The distance is still a concern for s/w engineers. It is very far from IT companies.

Home Loan

Home Loan - Fixed or Floating ?

Floating is better in case fixed interest rate is high. Also fixed interest is never fixed, it can always be revised every 5 years or so by the bank.

Public Sector or Private Sector Bank?
Not sure why but people now a days prefer public sector banks. Private sector banks will send loan recovery agents if you fail to pay emi even for a month or so (I don't know about it exactly.). Public sector banks doesn't have these kind of issues.

As per general discussions that I have come across so far, people tend to prefer LIC Housing Finance  (it is a mix of both govt & private).

Private sector banks will be faster in processing loans but will have extra overhead later on. How ? Private sector banks react late to any interest rate reduced by RBI but reacts immediately for increase in the interest rate by RBI. For a month or quarter, you end up paying more. In a long run, it can be huge as the interest rate is never fixed. So, you will be always paying more in private sector.

SBI takes around 3 months or so for processing loan, neither buyer nor seller will wait so long after executing sale agreement unless it is property under construction.


Currently, LIC HF is charging 0.5 % of the loan amount as processing fee where as it is 5K (fixed) in ICICI bank. On a loan of 30 Lacs, you need to pay close to 15K to LIC Housing Finance for processing where as in ICICI you just have to pay around 5K.

I think I will go for LIC Housing Finance. Even though I may be paying little more for the processing but I want peace of mind. Govt can exercise control over it if required and nobody has yet complained to me about them.



How much will they fund you?
Banks will generally fund you 85% or 80% of the cost of property+registration. It doesn't include processing fee etc. The processing fee can range from NIL to 2% of total loan amount.

For resale properties, ICICI bank will fund you only 80 %. This is what an executive has told me.

Documents required for LIC Housing Finance (for both applicant and co-applicant)
- photograph (2 nos)
- Latest 3 months salary slip
- Latest 6 months bank account statement where you have salary account
- pan card (copy)
- company id (copy) - in case bank has special offer for company
- form 16 & IT Saral
- qualification certificate  (professionals have several advantages...)

- present address proof
- agreement with vendor
